FIND A TENANT

10% of the yearly rent

  • Assessment of your property, timeline and tenant preferences
  • Rent appraisal, advertising and marketing of your property on the relevant portals, social media, relocation agents and our partner agents on a regular basis
  • Guidance provided on regulations compliance
  • Arrange gas safety records, electrical safety checks and smoke and carbon monoxide alarms where required
  • Accompanied viewings and feedback analysis
  • Negotiating terms on your behalf with a prospective tenant and obtaining a non-refundable deposit equivalent to 5 or 6 weeks rent
  • Exhaustive tenant financial and character referencing
  • Preparation of the tenancy agreement on your behalf subject to any agreed amendments
  • Transfer and registration of the tenant’s deposit into a custodial government approved deposit scheme “Deposit Protection”
  • Supply the tenant with a certificate confirming that the deposit has been protected
  • Organise check-in inventory and assist the tenant’s move in
  • Organise check out inventory, end of tenancy professional cleaning, return security deposit deducting any necessary costs and assist with the tenant’s move out

FIND A TENANT AND RENT COLLECTION

12% of the yearly rent

  • All of the above
  • Making sure the rent is paid in full and in time on your behalf
  • Transfer of the rent to your own bank account on a monthly basis
  • Legal representation for rent arrears and eviction
  • Submit any unresolved disputes to the DPS Dispute Service for adjudication

FULL MANAGEMENT

15% of the yearly rent

Maintenance Tools

    • All of the above
    • Arrange for any necessary repairs to be carried out during the tenancy and discharge payment to third party contractors on your behalf
    • I retain a working fund for this purpose and I provide you with quotes from competent, vetted and cost-efficient traders, saving you money and hassle
    • Regular inspections to the property
    • Statements of income and expenses at the end of each tax year upon request

LANDLORD FEES

  • Tenancy renewal/extension fee: £150
  • Repairs above £500: 7% charge on net invoices
  • Each addendum or modification to the Tenancy Agreement: £25
  • Check in + out inventory: between £200 and £400 depending on property’s size
  • Court attendance: £240 per day or half day
