What to do if a tenant stops paying rent or if a landlord tries to evict a tenant during the Coronavirus outbreak? To clarify the situation, The British Government has issued a guide for landlords and tenants from the private sector in the context of the Coronavirus (COVID-19) crisis.
Following the Coronavirus Act 2020, this document answers the most common questions from tenants and landlords. It explains the measures taken relating to rent payment default, notices seeking possession and court actions on possession. It also covers property access as well as health and safety obligations during the virus epidemic.
RIGHT TO RENT CHECKS:
From 30 March 2020, Right to Rent checks have been temporarily adjusted to make it easier for landlords and letting agents to carry them out during the coronavirus outbreak.
Until further notice, landlords and letting agents do not need to see original documents and can complete Right to Rent checks over video calls.
Checks will continue to be necessary and it will remain an offence to knowingly let property to anyone who does not have legal immigration status in the UK.
If prospective or existing tenants cannot provide any of the accepted documents, landlords should use the Landlord’s Checking Service.
Once the temporary changes end, landlords must resume the usual prescribed verifications on tenants who started a new tenancy during the pandemic. Landlords must see all original documents such as passports, visas and proof of address and record this process by taking stamp dated pictures.
